What is short term Property Management?

As opposed to long term Property Management (typically 6-12 month leases), a short term Property Management service is anything under 6 months.

 

Our goals

 1. No Arrears – Our experienced Property Managers make sure all the checks and balances are in place so you can feel secure with our Property Management service.

2. The Best Market Rents – We will rent review existing tenants each year, and negotiate the best market price for you at each change of tenant – no matter the market!

3. Quality Tenants – While we do same-day application screening, we still ensure to check applicants thoroughly and but most of all use our common sense from our years of property management to decide if they will be a good fit.

4. Zero Vacancy – We get moving well in advance of vacating tenants to fill your property as quickly as possible at a fair market rent while you get on with your life.

5. Great Maintenance on each property – We inspect during the tenancy to see how the new tenants are treating your home hence any problems are picked up early, and then sending you the report so you can be kept in the loop.

 

Our fees

The longer your property is vacant the more money you lose and this adds up quickly!

We have carefully honed our marketing to get your property leased as quickly as possible. Premium ads placed at the top of search pages on lots of websites are essential in a quieter market (especially when 58% of prospective tenants usually don’t even look past the first page), with lower tenant demand and more properties on the market to compete with – our properties also receive 75% more views and 6 times more enquiries. Also adding our flexibility with after hours inspections means we lease properties 60% quicker than our competitors (rent.com.au, January 2019).

For short term holiday lettings, we charge an upfront cost of $400 which includes Digital marketing on 9 different sites + social media, Signboard fee, Virtual tour & Photography, TV display on Charing Cross.

At Charlotte Peterswald Sydney, we understand the value of standing out to get properties leased quickly and save you money in the long run.

Management fee:  15% + GST Includes rent collection, ongoing Arrears Management, routine inspections, maintenance management.

Letting fee: Not charged. Includes inspections and after hours as requested, open homes on weekends, condition report, reference checks, lease preparation, lease sign up and tenant interviews.
