The property is built onto the old Ramparts and dates back to the 17th/18th Century.  It is of a stone and Colombage (wood frame) construction.  The house was the family home to the Orchival Family Madame Marie-Antoine Orchival was famous for her involvement with the Resistance during WWII.

 

The layout of the house:  three levels + the gardens
   The entrance level from Rue Cariben:  
  • Original wood double doors painted grey to the large entrance hall and open area used as a reading room and reception (this could be enclosed to form a separate office). Fitted grey sisal carpeting.  Recessed LED lighting and spot lighting.  Hanging linnen curtains and window roller blinds.

  • A door leads from the master bedroom to a second bedroom (temporarily used as an office space and dressing room). with a second door back to the entrance hall.  A large not working fireplace and built in clothes storage cupboard with original old doors. Large double window.  Grey sisal flooring.

From the entrance hallway two doors to: a terrazzo tile clad walk in wet room with shower/+ guest toiletAccess to the lower level ( 2 bedrooms/dressing room/ bath & WC /Laundry room + access to the gardens).

The wide wood staircase with grey sisal flooring leads up first floor (main living area). On the staircase and half landing LED wall lighting and recessed LED strip lighting full height original double window overlooking Rue Cariben.

The upper level:  
  • From the large upper landing with a plaster statue of unknown origin + up a small flight of stairs and balustrade to an enclosed space with ornate original wood carvings and a second guest toilet.  
  • Recessed spot lighting and main electrical fuse board are to be found on the main landing.  
  • Original wood double doors lead to the kitchen (5.80 x 4.90) with steel framed and oak topped central island unit house white under storage to both sides + 5 burner gas hob and black Franke double sink. The kitchen has two original cupboards with recessed lighting which now house:  a small sink for cleaning + storage and a second larger cupboard which has main dry goods storage: coffee machines and TV (UK English digibox) and kitchen equipment storage.
  • Two full height large double windows overlooking Rue Cariben with a black painted ceiling (4.50 ht) à la Française, 3 x hanging spot lights, recessed spot lighting and directional spots.
  • The kitchen has a second set of original double wood doors leading to the main reception room.  Each side are two flanking walls in the kitchen.  To the left: housing dishwasher and above glass fronted cupboard storage for glassware + book shelving.  To the right in the wall single built in electric fan oven and microwave with storage cupboards above and below and to the rear of this wall a recess for the fridge/freezer.
  • The main reception room (5.80 x 5.60) has a high new plaster ceiling with concealed LED lighting along its longest side with double insulation. Large working fireplace and original wood surround. Two windows facing South with sensational views (on a clear day the Pyrenees).  All windows on this south facade are new wood framed and double gazed.   • Down a few steps to the 4th double bedroom with original glass and wood doors.  Grey painted concrete floors and access to the garden.
  • A new wood and glass door with wood shutter panel leads to the rear garden.  A small stone terrace (space for 2/3 chairs and a small table) and steps down the private grassed terrace with palm tree/banana tree and plantings (a low wall overlooks down onto the neighbours beautiful garden).  This South facing terrace could be developed to provide a small lap or square swimming pool.  
  • Steps down to the larger garden (+/- 550 sqm.).  Hard standing with white gravel for 3/4 cars and double gated access to the road. This are a has three raised flower/herb/grassed beds with olive tree and a grassed area with well and original stone rampart walls.

 

All the electrics are new throughout the property.  The heating throughout the property is High efficient programmable UK Dimplex, white glass fronted wall mounted heaters, a working fireplace to the main living room and wood burning stove to the master bedroom. Hot water is via two very large electric water tanks in the lower laundry room. (No central gas supply in the village). New plumbing throughout.

The property has been certified with the required legal documentation DDT ( Dossier Diagnostic Technique) required prior to selling a property in France.

  • The house is fully wired for satellite TV to the kitchen/living room and master bedroom.  Internet is via Orange.  
  • The roof and guttering are original to the building but we understand are in a good condition.  The roof is insulated at a floor level.   
  • The property is in a quiet area but central to the village with its two new restaurants (a higher end restaurant and great informal Cantina) a very good fresh fish shop, a local bar, bread shop, post office, bank, and 8 to 8 general store.
  • The village also has doctors and a pharmacy.   
  • For larger shopping Caussade 10 minutes away has three large supermarkets and a superb huge Monday street market.  Caussade also has a good train link to Toulouse via Montauban and Cahors/Paris.
  • Approximately 10 minutes from Caussade and the A20 junction 59 autoroute access to Montauban/Toulouse to the South
  • Toulouse centre/ airport is approximately 45 minutes.
